The Home Buying Process

Get Pre-Qualified for a Mortgage

Before you start browsing homes, talk to a lender. Getting pre-qualified tells you exactly how much home you can afford and shows sellers you're a serious buyer. I work with trusted local lenders who know Central Utah and can walk you through the process. This step takes a day or two and costs nothing.

Define What You're Looking For

What matters most to you? Number of bedrooms, acreage, proximity to schools, a mountain view, a workshop? Let's sit down and talk through your must-haves and nice-to-haves. This helps me zero in on the right properties and saves you time looking at homes that aren't a good fit.

Start Your Home Search

Once we know your budget and priorities, I'll set you up with custom property alerts from the MLS so you see new listings the moment they hit the market. I'll also tap into my network to find properties that may not be publicly listed yet. We'll tour homes together and I'll point out things you might miss — both good and bad.

Make an Offer

When you find the one, we'll put together a strong, well-structured offer. I'll use my 20 years of market knowledge to help you determine a fair price — not too high, not too low. I'll guide you through contingencies, earnest money, and timelines so you feel confident about every detail.

Inspections & Due Diligence

Once your offer is accepted, we'll schedule a home inspection. This is your chance to uncover any issues before you commit. I'll be there to help you understand the inspection report and negotiate repairs or credits if needed. We'll also review title work, HOA documents (if applicable), and any other due diligence items.

Secure Your Financing

Your lender will move forward with the full loan process — ordering the official appraisal, verifying your financial documents, and finalizing your loan terms. Stay in close contact with your lender during this time, and avoid any major financial changes (new credit cards, large purchases, job changes).

Final Walk-Through

A day or two before closing, we'll do a final walk-through of the property. This is your chance to verify that any agreed-upon repairs have been completed and that the home is in the expected condition. I'll be with you to make sure everything checks out.

Close on Your New Home

Closing day! You'll sign the paperwork, finalize your loan, and receive the keys to your new home. I'll be there to make sure everything goes smoothly and to answer any last-minute questions. Welcome home!
